Rental Applications Process

We are pleased you are interested in renting one of our homes!  Below is the application process.

1. An application must be completed for each adult renter, 18 and older.  Application fee of $50.00 is a non-refundable fee once submitted so be sure to read criteria before submitting. per application. The application fee is $50.00 per person and every person over the age of 18 occupying the property, regardless of income, must make application.

    a. We will not allow more than two unrelated adults to reside in the same house.

i. Related means an immediate relationship such as husband/wife, parent/child or siblings and DOES NOT extend to cousins or other “close” relatives.

     b.  We will not allow more than two occupants per bedroom.

     c. The property is being leased "AS IS" in its present condition. Any concessions, improvements or lease contingencies must be made in writing at the time application is submitted. Keep in mind your application may be approved, but not your contingencies. 

 

2.  Each application needs to be filled out completely

 

3.  Processing your application can take as long as 72 hours. Please do NOT call the office to find out the status of your application as this only delays the process; you will be emailed when approved.  The length of time it takes depends on how fast we can reach your landlord(s) and employer(s).

 

4.  Once you are approved you will receive the first of three emails.

a.    The first email will state you are approved. You MUST reply to the email within 24 hours stating that “you agree to the terms” and want to move forward. This email will tell you the amount you must then bring into the office, in the form of a cashier’s check or money order (the rent amount), usually within 24 hours.  If you do not respond or bring in the cashier’s check within that time, we will not HOLD the property for you.

b.    The second email will be sent after you have brought in your Hold Fee.  This email will contain your lease and instructions for signing.  It will also include all the necessary documents you will need to complete your lease.

c.    The third email will give you the name and phone number of the utility companies along with the date and time for your move-in appointment. You must bring proof that the utilities have been put in your name when you come to your move-in appointment.  You will also need to bring in proof of renter’s insurance in the amount of $300,000 with Mountain Manager & Associates added as an additional insured to the insurance policy.

 

5.  The completed and signed lease needs to be returned to our office within 48 hours of receiving the lease documents. We prefer that you bring the lease into our office, but we will accept it by email or fax.  This is the only document we will accept this with ALL other items will need to be turned in during your move-in appointment, NOT BEFORE.

 

6.  On the day of your move-in appointment you will turn in all the remaining documents. Use the checklist that was sent to you in the second email to ensure you have all the necessary document completed and with you for this appointment as you will not be given the keys to the property if anything is missing…NO EXCEPTIONS!!
